Booking Terms & Conditions
The following Booking Terms together with the general information contained on this website www.old-mill.co.uk form the basis of your contract for your holiday. Please read carefully as they set out our respective rights and obligations.
In these Booking Terms, “guest", “you” and “your” means the person named on the booking confirmation and all other persons staying at the property during the rental period. “us” and "our" relate to The Old Mill Holiday Cottages Ltd and its management team. All reservations are made subject to these Booking Terms.
1. Conditions of Hire
Once you confirm your holiday with us we enter into a binding contract with each other. The properties of The Old Mill Holiday Cottages Ltd are used as holiday accommodation and therefore exempt from security of tenure under the Rent Act.
2. Making A Booking
Bookings can be made via our website, www.old-mill.co.uk, email to info@old-mill.co.uk or by telephone 01352 742175 or 07495 063066. Once a booking enquiry has been received and subject to availability The Old Mill Holiday Cottages Ltd will confirm a booking by email.
A deposit of 30% of the total cost of your stay is required to secure the booking, the balance payment is required 4 weeks prior to your arrival date. If a booking is made within 4 weeks or less of the arrival date payment is required in full. Payments can be made by bank transfer, on confirmation of a booking, these details will be emailed.
3. Cancellations
Cancellations up to 4 weeks prior to your arrival - a full refund of the deposit. Cancellations between 4 and 2 weeks of arrival - credit for a stay within the following 3 months in the value of the deposit. No refund if cancelled less than 2 weeks of your arrival date. Please note for card transactions there is a 1.5% commission fee for refunds for cards registered in the UK and a 3% commission fee for European/International cards. This fee is charged by the card issuer.
4. No Smoking & No Naked Flames.
All properties are strictly no smoking.
In the interest of safety no candles or tea lights are permitted within the accommodation.
4a. No E-Scooters, E-bike or EV vehicles to be charged inside/or using power from within the accommodation.
5. Families Only
The Old Mill Holiday Cottages are a families only holiday complex and organisers’ must be age 21 years and older.
6. Your Contract
This contract and all matters arising out of it are governed by United Kingdom law. Any dispute arising out of or connected with your holiday will be dealt with by the Courts of United Kingdom
7. Changes and cancellations made by The Old Mill Holiday Cottages Ltd
On rare occasions The Old Mill Holiday Cottages may have to make changes to and correct errors on the website descriptions and other details both before and after bookings have been confirmed and cancel confirmed bookings. Whilst The Old Mill Holiday Cottages Ltd always endeavour to avoid changes and cancellations, we must reserve the right to do so. If The Old Mill Holiday Cottages have to make a significant change to or cancel your booking we will tell you as soon as possible and refund all monies paid. The Old Mill Holiday Cottages will endeavour to offer you an alternative should a significant change or cancellation occur. The Old Mill Holiday Cottages regret we cannot pay any expenses, costs or losses incurred by you as a result of any change or cancellation and cannot be held responsible beyond full refund of monies received. Very rarely, The Old Mill Holiday Cottages may be forced by "force majeure" to change or terminate your stay after arrival but before the scheduled departure. This is extremely unlikely but if this situation does occur The Old Mill Holiday Cottages regret we will be unable to make any refunds, pay you any compensation or meet any costs or expenses you incur as a result.
8. Guests Responsibility
The Hirer undertakes to keep the premises and all furniture, fixtures, fittings and effects in or on the premises in the same state of repair and condition as at the commencement of the letting and shall report and pay to the owners the value of any part of the premises, furniture, fittings and effects so destroyed or damaged as to be incapable of being restored to its former condition.
Any problems found with any appliance or fixture or fitting must be reported to the owners who will ensure within a reasonable time that this is repaired or alternative arrangements made. Under no circumstances should any guest attempt repairs to the property or its contents. This will invalidate service contracts, warranties and agreements and charges for such repairs will then pass to the Hirer. Liability for damage done to the property or equipment or for excessive extra cleaning necessary is the responsibility of the person who made the booking. Should bed linen or towels become irretrievably stained during your stay, we will charge a fee for like for like replacements.
Please do not use candles during your stay, due to it being a fire risk.
9. Dog Policy
Up to x2 (Small to Medium sized) dogs are welcome in Millers Cottage. The Long Barn is a much bigger property x2 dogs (Any size) are welcome in The Long Barn. Any other pets must be discussed with the owner first and agreed to within the booking confirmation.
As we have young children, and a small friendly dog of our own, we kindly ask, please keep your dog on a lead within the grounds.
We have a designated dog walking footpath next to the leate at the top of the garden, extending 100m to the right of the main garden. Please clean up after your dog, we have a dog bin provided at the right hand side of the cottages next to the car park. We charge a small fee of £15 per dog per stay.
10. Communal Gardens
The Old Mill Cottages are set with 1.4 acres of mainly landscaped grounds. You are welcome to make use of the grounds and seating areas. (With the exception of the waterwheel patio and duck pond area as these are private). Take care on slippery wooden steps and surface when wet. We cannot be held responsible for any injury incurred howsoever caused.
11. Child Supervision Required - Gardens & Play Park
Children are welcome to use the play park (Suitable up to 10 years old), but please ensure that children are supervised at all times within the garden and play area, due to places to fall, water, steps, and road traffic. Take care on slippery wooden steps and surface when wet. We cannot be held responsible for any injury incurred howsoever caused. We respectfully ask that the play park and sand pit equipment is looked after and left in the same state of repair and condition as found. Please report any problems to the owners.
12. Lost Property
If any belongings are left behind and a request is made to send them on we reserve the right to charge a minimum fee of £10 to cover post and packaging.
13. Over Crowding
Only the number of guests stated at the time of booking will be allowed to stay in the property, unless otherwise agreed in writing by the owners. A cot may only be occupied by a child aged 24 months or less. The Old Mill Holiday Cottages reserves the rights to refuse entry to the entire party and immediately terminate a booking if this condition is not observed.
14. Visitors
To ensure the comfort and consideration of all of our guests, any visitors need to be agreed by prior arrangement with The Old Mill Holiday Cottages.
15. Parking
We have off road parking for guests staying within the cottages, each cottage has an allocated space which is clearly marked:

Should you require additional parking, please discuss this by prior arrangement.
Guests parking in the car park do so at their own risk. The Old Mill Holiday Cottages will not accept liability for any accidents, damage or loss incurred to vehicles or possessions e.g. bikes.
16. Please be considerate to other guests
The Old Mill Holiday Cottages are keen that all guests have an enjoyable stay. Please respect other guests within the complex, please keep noise to a minimum if arriving at the cottages late at night or leaving early in the morning.
In the event of a problem you the guest should contact us immediately. You must undertake to do your best to resolve or minimise the problem in order to avoid any prejudices that could result and are obliged to give us the time necessary to resolve the problem. No complaints will be considered unless raised immediately during the course of hire period to enable the complaint to be verified and corrected as soon as possible. Should there be no written complaint supplied as above specified and you leave the accommodation prematurely and without an explicit authorisation by The Old Mill Holiday Cottages Ltd you forfeit your rights for any refund or part refund of the rental price. Complaints received at the end of the stay will not be taken into consideration and no refund or part refund will be given.
Please note that we are not an official tourist establishment but are privately owned. As such, there is no standard or categories that are internationally recognised; indeed they reflect the architecture and furnishings, local traditions and the personal taste of The Old Mill Holiday Cottages management.
17. Rooms Facilities
Room linen and wifi are included in every booking.
18. Utility Bills
The price for each room includes all utility bills during your stay.
